1. For registration of the sale (disposition / acquisition) of residential property (apartments, houses, or parts thereof) individual documents are needed:

The package of documents for the seller apartments - individual:

legal documents proving ownership of the property with a mark of BTI Registration

property rights;

technical passport of the property;

extract from the Register of ownership rights on immovable property (formerly: Help-characteristic BTI) on the alienated property;

Help the absence of a tax lien - Extract from the State Register of Encumbrances of movable property (for each owner, the spouse, if the property acquired in marriage);

certificate confirming the absence of prohibitions on alienation - an extract from the Unified Register of restraint on alienation of immovable property;

passports and identification codes of all owners of real estate, the spouse (s) is the owner, if the seller is married;

for the seller to take place (have been) married a certificate of marriage registration (certificate of divorce, the death certificate of spouse (w));

statement of the spouse (w) of consent to alienation of the property is in joint ownership, notarization, if the spouse (n) is absent at the signing of the contract;

birth certificates of children if the children are the owners of real estate;

resolution of the guardianship authorities to dispose of the property in the interests of minor children or incapacitated limited capable citizens (property owners);

statement of the co-owners to refuse to exercise its right of pre-emption rights of share ownership of the property is sold or a confirmation notice to all co-owners to sell shares in rights to real estate, abiding in common ownership.

authorization if the transaction is not personally owned, and its representative.


The package of documents for the home seller:

legal documents proving ownership of the house with a mark of BTI registration of property rights;

act of acceptance committee on acceptance into operation the completed project, if the house was built by the seller;

Technical passport homeownership (document containing: a plan of land, land plot explication, description of buildings and structures, the appointment of the technical condition and value of buildings and structures);

technical passport of the building (structure) with the floor plans for each building, located on the site;

Extract from the house register of registered persons in the area of ??the house;

documents of title to land;

cadastral map of land.


Additional documents:

certificate of no debt (the debt): the utility bills, electricity, gas, telephone, office. television and other services consumed;

certificate of the registered persons in the area of ??the property disposed of;

certificate of change of surname, first name, middle name seller (s), spouse (s) is the seller.

The package of documents for the buyer - an individual:

passports and identification codes of all real estate buyers, spouse (s) is the buyer if the buyer is married;

birth certificates of children, if children will be the buyers (owners) of real estate;

certificate of registration of marriage, if the buyer is married;

certificate of divorce or death certificate if the buyer is married;

statement of the spouse (s) is the consent to purchase real estate, notarization, if the spouse (n) is absent at the signing of the contract;

authorization if the transaction is not a personal buyer, and his representative.


Vendor costs:

extract from the Register of ownership rights on immovable property (Help-characteristic BTI);

Edit the absence of a tax lien property for each owner of the property, including and second of the spouses if the property acquired during marriage, issued in the name of one of them;



certificate confirming the absence of prohibitions on alienation of property;
stamp duty of 1% of the amount specified in the contract of sale of the property, but if the period of tenure for more than three years or a second and subsequent sale of real estate within one calendar year or the sale of an unfinished building (eg houses) - stamp duty paid in the amount of 5%;

documents confirming the powers of his office or the individual conducting the transaction on behalf of the entity;

passport and an identification code official or individual conducting the transaction on behalf of the entity;

articles of association;

certificate of state registration of legal entities;

Help the absence of a tax lien - Extract from the State Register of Encumbrances of movable property;

decision of the supreme governing body of the legal entity to acquire property;

documents confirming the powers of his office or the individual conducting the transaction on behalf of the entity;

passport and an identification code official or individual conducting the transaction on behalf of the entity;


3. For registration of the sale of land required documents:

act of state ownership of land;

regulatory and monetary expert assessment of the land;

independent expert assessment of land;

certificate of encumbrances and restrictions on land;

certificate confirming the absence of prohibitions on alienation - an extract from the Unified Register of restraint on alienation of immovable property;

act on the transfer of territorial and boundary marks;

certificate of absence (presence) of buildings on the land (if there are buildings on the site, you need to apply and documents of title to these objects, acts on the water in the operation of real estate);

Statement of owners agreed to sell the land.
