The number of sales transactions of residential property in Ukraine will increase in July-September due to pent-up demand after a change in the Bureau of Technical Inventory.
This forecast was voiced by director general of the real estate agency Blagovest Irina Lukhanin.
According to her, increasing the number of transactions in the third quarter of 2010 would occur due to changes in the rules of registration of deeds, after which date of receipt of information characteristics has increased from two weeks to 1,5-2 months.
Lukhanin explained that a significant number of homebuyers already have facilities and signed a contract, but took longer time for preparation of documents. "This growth may be around 23-28%," - added Lukhanin.
At the same time, the expert noted that the fluctuations in the price of residential property in the price range up to 300 thousand dollars for the fall is not expected.
At the same time, General Director of Real Estate Park Line Galina Melnikova said that the changes of the BTI and the impact on the number of transactions in the segment of residential real estate in the price range of more than 300 thousand dollars. "Pending the transaction, which appeared in connection with the change of the BTI, increase (in the 3 rd quarter) percentage of transactions in this range (selling luxury real estate) somewhere to 11,2%," - she said.
According to her, changes the prices in this segment of real estate is also not expected. "Luxury Real Estate has traditionally shown a steady position in relation to their prices. Price changes in this direction is not expected", - said Melnikov.
In turn, the director of information-analytical portal of Metropolitan Property Vladimir Germany noted that the price situation in the segment of new housing will also remain stable until the end of the year.
