By the end of 2010 the demand for suburban sites in a cottage village business and premium class in the suburbs increased by 1.5 times compared with 2009. This is stated in the study of real estate agency IntermarkSavills.
According to experts, the primary market for the year was reached about 1500 transactions with a high budget targets. Of these, 65 percent were made with cottage, 35 per cent - from townhouses. During the year, it sold more than 490,000 square meters of luxury country real estate (40 per cent more than in 2009) totaling 2.18 billion dollars (in 1,5 times more than the previous year).
Total initial proposal suburban "elitki" at the end of 2010 amounted to about 6,800 objects, which is 20 percent less than at the end of 2009. About 40 percent offered for sale cottages and 45 percent of the townhouses located on Novorizhskoye highway.
According to the survey, the average cost per square meter in the country projects a year on average grew by 5-15 percent. The price of the "square" in cottages premium at end-December averaged 5,800 dollars. In business class, the figure was 3,700 dollars. Weighted average price of townhouses premium in Moscow was at 4,440 dollars, business class - $ 3000.
Analysts predict that by 2011 demand for the country market will grow by 30-40 percent compared to 2010. The volume of proposals to end next year, according to experts, will be reduced by 20-25 percent before the 5000-5500 projects. The greatest increase in prices, market participants predict in the townships of business-class (up to 30-40 per cent).
