With respect to December, the average cost increased by 1.1%, with an error level of ± 1.8%. Since January 2017, the average cost of 1 sq.m of apartments in new buildings in Kiev has increased by 2.9%.

The decrease in average prices in the past month was observed in Holosiivsky (0.8%), Dneprovsky (0.7%) and Podolsk (1.5%) areas. In other parts of Kiev, growth was from 0.1% in Shevchenko, to 6% in Darnitskiy.

The change in prices for primary real estate in relation to December was:

economy class - an increase of 1.4% to 17630 UAH / sq.m;
comfort class - an increase of 0.4% to 21724 UAH / sq.m;
business class - an increase of 0.8% to 32913 UAH / sq.m;
premium-class - an increase of 1.5% to 49861 UAH / sq. m.

At 20% of the apartments of the higher price segment the weighted average price of the offer was 40829 UAH / sq.m., and in 20% of the apartments of the low price segment - 15537 UAH / sq.m. Index bundle (the ratio of the price of "expensive" housing to "cheap") in general for new buildings in Kiev was 2.6.

The median price per square meter of apartments was 20590 UAH.

The general situation in the primary real estate market

In January, the sale of apartments offered 72 operators in 198 LCD, according to the database 100realty.ua. These include both unfinished construction projects and unrealized apartments in houses that have been put into operation.

In the structure of the supply of primary housing, new buildings of comfort-class - 34% and economy class - 29% prevail. The share of new business-class buildings is 25%, premium-class - 12% of the total.

In January, a larger number of residential complexes were offered in Goloseyevsky - 17%, Shevchenko - 15%, Solomensk - 14%, Darnitsk - 13%, Pechersk - 12%. A smaller number of new buildings in the Dnieper - 8%, in Svyatoshin - 7%, Podolsk - 6%, Obolonsky and Desniansky - 4% each.

In January, sales of apartments in 3 residential complexes were started or restored. The sales of apartments in 2 objects are stopped.

The price of a square meter of apartments in 47 new buildings has been increased by 500-2000 UAH / sq.m.

Reduced the cost of apartments in 4 facilities - at 1000-2000 UAH / sq. M.
