The number of new buildings near Kiev decreased in 2018 by 34% The rate of construction of new buildings in the Kiev region during 2018 decreased by 33.7%, and the number of frozen construction projects in the suburban new buildings near Kiev doubled during 2018.  As of January 15, 2019, according to the portal of country real estate www.zagorodna.com, in the Kiev region there are 682 new buildings in comparison with 623 new buildings in the beginning of 2018. During January-December 2018, 59 new projects entered the market of new buildings in the Kiev region. In comparison with the same period of 2017, in 2018, 30 new buildings entered the market, which is equal to 33.7%.

By the number of new buildings in the suburbs of Kiev, Kyiv-Svyatoshinsky district is leading with 221 new buildings. During the year, 23 new projects entered the market in Kyiv-Svyatoshinsky district. This is 2 times less in comparison with the same period of 2017.

In second place by the number of new buildings in the Kiev region - Irpen with 211 new buildings (the city of regional subordination, is not included in the administrative-territorial division of the Kiev-Svyatoshinsky district. The author's note). Here during the year, 21 new buildings appeared. The pace of new housing construction in Irpen is at the same level as last year.

In third place by the number of new buildings in the Kiev region - Boryspil district with 62 new buildings. In the Boryspil district, only one new project appeared during the year, which is 7 times lower than last year.

During the year, new projects also appeared in Brovarsky (6), Vyshgorodsky (1), Obukhovsky (1), Vasilkovsky (2) districts and Bucha (4).

New projects are located mainly in the near suburb of Kiev at a distance of 2 -19 km from the border of Kiev. These will be 3-25-storey houses, designed for 18-3000 apartments.
In the new projects will be 1,2,3,4-room apartments ranging from 21.6 to 121 sq.m.
There are complexes with two-level apartments. In new objects, the area of ​​apartments is less in comparison with the previously built ones. In addition, in the suburbs, many residential complexes offer apartments with private courtyards, with individual heating.

In Novoselki, Kyiv-Svyatoshinsky district, construction began on a large residential complex Sofia Nova for 3,000 apartments.
Among the large complexes are the Riverside residential complex with 1500 apartments in the cellars of the Brovary region.

In 398 new buildings of the Kiev region construction is completed, which is 47 new buildings more than at the beginning of the year. The number of built housing is 63.5% of the total number of new buildings near Kiev. The rate of commissioning of suburban new buildings decreased by 30.45% compared to the previous goal.

Irpen leads in the number of new buildings commissioned near Kiev (151). In the second place by the number of finished new buildings is Kiev-Svyatoshinsky district (104). In third place by the number of built new buildings is Boryspil district (33).

As of January 15, 2019, 260 new buildings (41.47%) were under construction. This is the same amount as last year.
The leader in the number of new buildings under construction is the Kiev-Svyatoshinsky district (107).
In second place by the number of residential complexes under construction - Irpen (58).
In third place - Boryspil district with 27 residential complexes under construction.

As of January 15, 2019, 28 new buildings are in the design stage. This is 3 new buildings more than in 2017.
The leader in the number of projects in the primary real estate market in the suburb of Kiev is the Kiev-Svyatoshinsky district (10).

In terms of the number of “frozen” construction projects, the Kiev region leads in Ukraine: 60 new buildings (8.73%) compared with the 29th suspended construction projects in 2017.

Among the "frozen" construction projects there is a complex on Odessa in Gatnom for 1,200 apartments, the complex "Misto Mriy" for 729 apartments, a residential complex in Chubinsky for 865 apartments, new buildings in Gostomel, Ukrainka for 250 apartments each.

Director of consulting company "RealEkspo" Viktor Kovalenko noted that "in many complexes under construction, especially in the Kiev-Svyatoshinsky district, new lines of an LCD under construction or built are being built, that is, this is reflected in statistics. A new line is, in fact, a new construction, but since the construction of the complex has the same name and is carried out at the same address, we did not single out the new building as a new object.

Viktor Kovalenko considers “the emergence of new buildings in the form of one house for 20-40-60-80-120 apartments, the decrease in the number of floors of new projects to 3-4 floors. "
