The cost of housing in new buildings of the Kiev region in 2019 increased slightly

The dynamics of the cost of housing in suburban residential complexes near Kiev during January-May 2019 did not differ dramatically in different areas of the Kiev region. The average cost of a “square” in new buildings of the Kiev region as of June 1, 2019 according to the portal of country and foreign real estate Zagorodna.com is equal to UAH 13212, which is 233 hryvnia (1.79%) more compared to the beginning of 2019 .

It should be noted that the objects under construction took part in the rating and only some of the constructed complexes, in which there are still unsold apartments.

The average cost of the "square" as of June 1, 2019 increased by 204-2485 UAH. in all districts of the Kiev region with the exception of Makarovsky and Obukhovsky districts, where the "square" fell by UAH 250-454. (-5.64%).

The cheapest "square" in the new residential complexes near Kiev, which entered the market in January-May 2019, is the residential complex "Park Residence" in Sofia Borshchagovka with the cost of 9500 UAH. And the most expensive "square" is the club house "Dynastia BC "In Bila Tserkva with a cost of 22580 UAH.

According to Viktor Kovalenko, director of the consulting company RealEkspo, "the cost of new buildings is greatly affected by the readiness and location of the house. The closer to completion, the higher the cost.
 
In the same complex, the difference in the "square" can vary from 200 to 25,000 UAH.
The reason for this: the degree of readiness, the view from the window, the choice of the floor, the demand. ”

The cost of housing in new buildings of the Kiev region in January-May 2019

The leader in price growth in January-May in the new buildings of the Kiev region is Belotserkovsky district. Here, the cost per square meter has grown over 5 months at 2485 UAH. (18.6%). The reason is the entry of a new business class “Dynastia BC” into the market with a high cost per square meter at the start.

In the second place in the price increase is Boryspil district. Since the beginning of the year, the average cost of a “square” in the district has increased by UAH 998, or by 7.96%.
In third place in the price increase is Vasilkovsky district. Here the cost of the "square" has grown since the beginning of the year by 863 UAH, or 7.49%.

According to Victor Kovalenko, "the leaders in the average cost per square meter in the Kiev region are: Belotserkovsky district (UAH 15,825), Brovarsky district (UAH 13829), Vyshgorod district (UAH 13744)."

According to Viktor Kovalenko, “the cost per square meter in new buildings in the Kiev region depends on several factors: distance from the city of Kiev, reputation of the developer, construction stage, construction materials, as well as the availability of social, commercial, municipal infrastructure. In newly commissioned buildings, the cost per square meter can be 40-70% higher than in new buildings at the initial stage. ”

Despite the difficult political and economic situation in Ukraine, the market for suburban new buildings did not stop in its development, but continues to evolve.

The cheapest "square" in the new building near Kiev is the residential complex "Yasny" in Yasnogorodka, Makarovsky district (7600 UAH / sq.m), and the most expensive is the club house "Khutor Yasny" in Khodosovka, Kiev-Svyatoshinsky district (48350 UAH / sq.m ).

Earlier it was reported that the pace of construction of new buildings near Kiev increased.
