For 9 months the market of cottage towns of the Kiev region grew by 9.82%. Of all cottage towns in the Kiev region, in 242-cottage settlements near Kiev, construction is completed in comparison with 222 cottage towns in January 2018. For 9 months. 20 cottage towns were put into operation.

In 250 cottage settlements near Kiev, currently under construction, which is 33 more towns than in January 2018.
Currently, 90 cottage towns are at the design stage. In comparison with the beginning of the year, one projected town moved to the stage of construction.

In 164 cottage towns of the Kiev region, construction is "frozen", which is 48.24% of the under construction and projected cottage townships.
In comparison with 2017, the number of "frozen" projects increased by 15%.

According to Victor Kovalenko, director of the consulting company RealEkspo, "during the 9 months of 2018, 52 new projects entered the market: small cottage villages of economy class, townhouses for a small number of households.
Superiority is occupied by townhouses (27 projects), in second place cottages (18 projects), several towns with duplexes and land.

If you analyze new projects, then, in general, it's mini-towns for 4-293 households with a predominance of townhouses and duplexes. There are among them towns on 4-120 cottages, located 5-10 km from Kiev. New towns are built from aerated concrete, carcass, and, rarely, from bricks.
Since the construction of such facilities requires less funds than the construction of full-value cottage townships with infrastructure facilities, so they appear in villages and towns near the existing infrastructure, forest, river. "

The leader in the number of cottage towns near Kiev is the Kiev-Svyatoshinsky district (209 towns in comparison with 179 towns in January 2018).
Within 9 months, 30 new projects entered the market in the district, which is commensurate with the same volume in 2017.

On the second place in the number of cottage towns Obukhov district with 70 cottage villages. During the analyzed period, only 1 new project appeared here.

The third place in the number of cottage settlements near the Makarov district (67 towns).
In the area since the beginning of the year there have not appeared new projects.

During January-September, new cottage towns appeared in all areas, with the exception of Baryshevsky, Belotserkovsky, Borodyansky and Makarov districts.

According to the number of designed, built and built small towns, the Kiev-Svyatoshinsky district holds the first place.

According to the number of "frozen" objects, the Kiev-Svyatoshinsky district is the leader (35 towns).

If we analyze the types of real estate in the cottage towns near Kiev, we will see the following: Cottages prevail in 299 cottage towns, in second place - townhouses (181 settlements) and in third place - land plots with a contract and without a contract (42 towns).

During January-September 27 projects with townhouses appeared on the market of cottage settlements in the Kyiv region, which is 51.93% of the number of new projects.

A new trend for the Ukrainian suburban real estate market in 2016 and 2017 is the entry of small economy class cottage towns to the market with the advantage of townhouses as a type of real estate.
