In December 2017, the median price of the offer of apartments in the secondary market of Kiev, presented in the database of the portal Address.ua, was $ 1095 per sq m, which is 0.4% higher than the value in the previous month. This indicator in the category of 1-room apartments fell by 0.1% to $ 1027 per sq.m. Two-room and three-room apartments have risen in price by 0,4%, and 0,6% accordingly. The median price of 4-room apartments increased most significantly by 1%, to $ 1,537 per sq.m. At the same time, since the beginning of the year, the decrease in supply prices in Kiev has amounted to 6.2%, and since the beginning of 2014 the fall in prices in all categories has exceeded 39%.
In December, there remained the highest demand for housing in the lowest price category, to $ 30 thousand, with a share of 62% of the total number of requests to the portal database. In second place apartments in the range of $ 30-50 thousand with a share of requests of 19%. Demand for housing with a price of $ 70 thousand a little increased and amounted to 9% of requests to the portal database.
Demand for one-room apartments in December 2017 was the highest in comparison with other housing groups and amounted to 43%. 38% of searches of portal users were concentrated in the category of two-bedroom apartments, last month 18% of users looking for real estate for purchase were interested in three-room apartments.
In the coming months, we forecast a subsequent lowering of the price trend, primarily due to the 10% devaluation of the hryvnia during the last quarter. As noted earlier, in 2018 we will also observe further market stratification, when obsolete housing will become cheaper at a higher rate than the newly built one. Criteria for rational planning of housing and its energy efficiency, as well as price, will remain decisive for the majority of buyers in both the primary and secondary markets.
