Real Estate Market Analysis | Housing construction in Ukraine: the closer to the capital, the more expensive Consulting company "RealEkspo" (Kiev) has monitored buildings in the suburbs of Ukraine (excluding Crimea). As of 28.11.2011 in Ukraine according to the portal www.zagorodna.com 237 buildings. In comparison with the beginning of the year came 46 new objects, which is 24.08% higher than in January 2011. Monitoring conducted in 18 regions. Quantitative growth was due to new construction of the Kiev area (40 buildings).

According to the director of "RealEkspo" Victor Kovalenko, "as at 28/11/2011 of 237 buildings of more than 70% (173 objects) are located in the Kiev region, compared with 133 new buildings in early 2011.
Second place is surely Lviv region with 19 new buildings, compared with 18 new buildings at the beginning of the year. The increase amounted to a new building.
Third place in the Odessa region - 9 new buildings, compared with 8 new buildings at the beginning of the year.

Out of 237 suburban buildings Ukraine 84 new buildings, or 35.44% were put into operation, 140 buildings (59%) are under construction and sales, 13 buildings (5.48%) - are designed, which indicates the continuation of the crisis in the housing construction market : no new objects are laid for the future.

Out of 237 buildings in 33 construction is suspended, and that 21.56% of the total construction and designed objects. This percentage is significantly uchelichilsya compared with January 2011 and does not speak in favor of the construction market.

Victor Kovalenko, said: "The minimum price for suburban buildings in Ukraine will start with $ 400 per square meter in Bobrovitse Chernihiv region, reaches a maximum $ 1,600 in the elite class apartments, located in the Concha Zaspa Kiev region.

Average price for 1 sq. m in Ukraine (excluding Crimea) as at 28.11.2011 is 622 dollars. In comparison with January 2011 average price of a square in Ukraine fell by 0.64%.
At an average cost per square meter lead Kyiv region from 882 dollars, and closes the list of Chernihiv region from 400 dollars per "square".

Victor Kovalenko said that "the average cost of a square in the regions of Ukraine decreased by 14.29% as in new Mykolaiv region and the lowest at 2.11% in the Kiev region.

During the first 11 months of 2011 and analysts saw a significant rise in the average cost of 1 square meter in some regions of Ukraine. So in new Poltava region marked increase of 35% and a minimum rise of 3.34% was noted in the Sumy region.

Victor Kovalenko said a feature of suburban buildings in the market of Ukraine in 2011, "cost per square meter below $ 500 has grown throughout the Ukraine, as it was highly undervalued.
