In dollar terms, the weighted average supply price decreased by 4% to $ 1,235 / sq. M. In 2017, the average price of 20% of low-price apartments decreased by 3%, up to 19464 UAH / sq.m, and in 20% of the highest price segment - by 2.6% to 61077 UAH / sq.m.

In dollar terms, the decrease was: in 20% of "cheap" apartments, 4.6%, to 689 dollars per square meter, and in 20% of "expensive" apartments - 4.2%, to 2162 dollars per square meter.

Index bundle (the ratio of the price of "expensive" housing to "cheap") increased from January to December 2017 by 0.06 and amounted to 3.14.

The decrease in average prices in 2017 was observed in apartments located on the Left Bank of Kiev - by 3.3%, on the Right Bank - by 3%, and in the Center of Kiev - by 2.3%.

In dollar terms, the average offer price of apartments decreased on the Left Bank of Kiev by 4.8%, on the Right Bank by 4.5%, in the Center of Kiev by 3.8%.

From January to December 2017, the average cost remained unchanged in the Podolsky district, in the remaining administrative districts there was a decrease from 0.4% in Shevchenko to 6.6% in the Svyatoshinsky district.

In dollar terms, the decline in average prices was from 1.5% to 8.1%.

From December 2014 to December 2017, the supply in the secondary housing market in Kiev increased by 9.4% and amounted to 19357 apartments.

Structure of apartments submitted for sale on the secondary housing market

The structure of the supply of apartments in general for the year has not undergone significant changes. From the beginning of the year, by 1%, from 49% to 48%, the share of apartments for sale on the right bank of Kiev decreased, and, correspondingly, the share of apartments in the Center of Kiev increased by the same 1%, to 20%. The rest of the apartments (32%) are located on the Left Bank.

The share of the offer of one-room apartments decreased by 2% - due to the increase in the share of three- and four-room apartments - 1% each.

Since January 2017, the share of apartments for sale in Darnytskyi, Svyatoshinskiy and Podolsky districts has declined by 1%. The share of apartments located in the Caves, Dnieper and Solomensk districts increased by 1%. In Goloseyevsky, Desnyanskiy, Shevchenkovskiy and Obolonsky districts the share of the offer remained unchanged.

Earlier we reported that prices for secondary housing in Kiev for 2017 decreased by 6%.
